The summer sizzle is about to become the summer fizzle. 

Why? Right now, we have over 7,000 homes on the market, which is the highest inventory has been all year. Rising inventory is a sure sign that the market is slowing down. 



Secondly, kids are going back to school in mid-August, which is earlier than they have started school in many years. If you’re buying a home, this means you want to be in your new home sometime in July. At the very least, you want to be in escrow in July because it takes 30 to 45 days to close on the property and you’ve got to be settled for school.

Many people think they need a lot of money to buy a home. That’s not the case!

In fact, you can get into a home without a down payment in California! If you’re currently active in the military or you’re a veteran, there’s a great VA loan program with the U.S. Department of Veterans Affairs. I’m also a certified military specialist who can walk you through this process.

Secondly, the government offers an FHA program. It requires 3.5% down. For instance, if you’re buying a $500,000 home, you’ll need less than $20,000 as a down payment.

Next, there are conventional loans. There’s a misconception out there that you need 20% down for them. However, you can obtain a conventional loan with as little as 5% down, depending on your loan limit.

Additionally, there’s the 80-10-10 program. I really admire this one. With this loan, you won’t have any mortgage insurance to pay.

Even if you’re not a real estate agent, you may have heard the term pocket listing before, but what does it mean?

A pocket listing is when a seller approaches a real estate agent and tells them they want to list a home for sale, but they don’t want to put it online, the MLS, or out in public at all. Why would a seller not want a public home sale?

"Pocket listings are a hidden gem."

There are 2 main reasons:

1. They might not be motivated to sell.
A lot of times, pocket listings come from homeowners who don’t want to go through the hassle of putting their home on the MLS and dealing with a ton of showings. They just want buyers who they know are going to buy.

2. They want their privacy.
The person selling the home may be a celebrity or public figure, and want their privacy. It would then be their agent’s job to let other buyers and agents know that the home was available.
